Challenge:
The Wadsworth Shores community, serving military families, faced aging infrastructure and outdated interiors across 45 homes. Kitchens and bathrooms lacked modern amenities, flooring and lighting were inefficient, and overall finishes no longer met current standards for comfort, safety, and energy efficiency. The challenge was to execute a full-scale interior renovation while minimizing disruption to residents, adhering to strict safety protocols, and complying with Davis-Bacon wage and reporting requirements.
Solution:
PBI Environmental Restoration, Inc. implemented a comprehensive renovation strategy that included:
- Demolition & Prep: Selective removal of outdated finishes, fixtures, and cabinetry with careful protection of remaining structures.
- Kitchen & Bath Upgrades: Installation of new alpine white cabinetry, quartz countertops, Energy Star-rated appliances, and modern plumbing fixtures.
- Lighting & Electrical: Full LED lighting package, new ceiling fans, updated switches and outlets, and GFCI protection in wet areas.
- Flooring & Paint: LVP and sheet vinyl flooring throughout, with full interior repainting in a uniform eggshell finish.
- Finish Carpentry: New doors, trim, baseboards, and hardware, including PVC materials in wet areas.
- Safety & Compliance: Adherence to OSHA safety standards, daily site cleanup, and coordination with LMH for resident safety and access.
- Documentation: Full compliance with Davis-Bacon wage reporting, insurance, and environmental safety documentation.
Expected Results:
Upon completion, the 45 renovated homes will offer:
- Modernized Living Spaces: Enhanced functionality and aesthetics through updated kitchens, bathrooms, and finishes.
- Improved Energy Efficiency: Reduced utility costs and environmental impact via LED lighting and Energy Star appliances.
- Increased Resident Satisfaction: A safer, more comfortable, and visually appealing living environment for military families.
- Regulatory Compliance: Full adherence to federal wage, safety, and environmental standards, ensuring long-term project integrity.
Upon completion, the Wadsworth Shores Phase II homes will reflect a significant upgrade in quality, comfort, and functionality. Residents will benefit from modernized kitchens and bathrooms designed for efficiency and ease of use, with durable, low-maintenance finishes that enhance both aesthetics and practicality. The new LED lighting and Energy Star appliances are expected to reduce energy consumption and utility costs, contributing to long-term sustainability.
The renovations will also improve indoor air quality and safety through upgraded HVAC components, bath exhaust systems, and compliant electrical installations. Enhanced layouts and open transitions between living spaces will create a more inviting and functional home environment for military families.
From a project management perspective, the successful execution of this large-scale renovation within budget and regulatory frameworks demonstrates a replicable modelfor future housing upgrades across similar communities.
